In Maui “aloha” can mean both “hello” and “goodbye,”  and “I love You”.

 

 

 

When it comes to the real estate market in Hawaii and especially Maui, all of the meanings apply to condos and homes for sale.

 

 

 

“Aloha, Hello” higher home sales and prices, “Aloha, good-bye” downturn and those wanting to sell but tired of the foreclosures and short sales bringing down the sales price love it. Buyers looking to enter the market look at interest rates at, or even below 4% LOVE IT.

 

 

 

The Hawaii Association of Realtors (HAR) reveals January year-over-year sales were up more than 20 percent for single-family homes.

 

 

 

condo sales were down on Maui, 34.07 percent largley due to the low inventory-and-reduced foreclosure pendings. In Hawaii, prices were up virtually everywhere, except condo prices on Maui, which dipped more than 11.5 percent for the year.  With very little short sale and bank owned inventory on the market we are already seeing a jump in condo prices this month

 

 

 

The Maui real estate market has limited inventories in Lahaina, Kaanapali and Kihei and with some of the best buys located in Maui Meadows, Wailea Makena and Kapalua and Kahana areas.

 

 

 

With very little condos for sale and homes on the market anxious buyers are creating multiple offers for homes priced right, making this an exciting and sometimes stressful market for buyers. The biggest jump in sales prices has been in single family homes due to the rise in prices of condos.
